Properties governed by homeowners associations require a different operational approach that doesn't align with our multifamily specialization.

Properties with Significant Deferred Maintenance

While our in-house construction team can oversee capital improvements, we cannot take on properties where major unresolved issues lead to ongoing resident dissatisfaction. We protect your investment by addressing problems proactively (which requires starting from a stable foundation).

SEDU Buildings (Units Under 300 Square Feet)

Small efficiency dwelling units require specialized operational expertise outside our multifamily focus.

UW Student Housing

If all your leases start in September for the academic year, we're not the right fit. This seasonal leasing model requires a different operational approach.
